How much does it cost to list my rental with Luna Realty?

On either plan you can offer one month’s rent, paid to the renter’s agent or as a rent concession.
How is that different from a traditional broker fee?
A traditional listing broker usually charges about one month’s rent, and the owner who hires that broker pays it. Example only, on a unit renting for $2,500 a month: about $2,500 with a traditional listing broker, $499 on Essential, or $1,749 on Full Service ($499 when you list + $1,250 when a lease is signed). Can I still pass a fee to the tenant?
Not Luna Realty’s fee. Under the Massachusetts law effective August 1, 2025, the party who hires a broker pays that broker. You hire Luna Realty as your listing broker, so you pay Luna Realty, and Luna Realty charges the renter no broker fee on your listing. A renter who brings their own agent pays that agent, not you. Do you manage the rental after the lease is signed?
No. When the lease is signed, the listing ends and you run the property from there. Luna Realty does not manage rentals. Your Owner Portal keeps the lease, the tenant record and a month-by-month rent schedule you update.
